Best Floor Plans at Williams Island: Top Lines for Views & Layouts in Every Building

Not all units at Williams Island are created equal. Same building, same floor, but one line gets sunrise and sunset with a split bedroom layout, and the next line gets a single exposure with the bedrooms stacked together. That difference can mean $200K+ in value, and it definitely affects how the place feels to live in.
I've sold in every tower on this island. Here's my honest take on the best lines in each building, which ones get the views, which ones have the best layouts, and which ones I'd actually recommend to a buyer.
Two things to understand before we start:
- Flow-through units have windows on opposite sides of the building, typically east and west. You get cross-breezes, sunrise AND sunset, and more natural light throughout the day. These are the most desirable layouts.
- Split floor plans put the master bedroom on one side of the unit and secondary bedrooms on the other, with the living area in between. Much better privacy than having all bedrooms clustered together.
7000 Island Blvd (Villa Marina)
Villa Marina has arguably the best view position on the island. East-facing units look out over Dumbfoundling Bay, the Intracoastal, the ocean, and the Sunny Isles skyline. It's a panorama you don't get from any other building.
01 line, the best overall. Split floor plan with the best views in the building. This is the line I recommend first, every time. You get that full east exposure, bay, Intracoastal, ocean, with a layout that actually makes sense for daily living.
09 line, best of both worlds. This is a flow-through unit, so you get sunrise AND sunset. Split floor plan too. If you want the dual-exposure experience with good bedroom separation, this is it.
04 line is also flow-through (east and west) and worth a look. 06 line gets strong east views and a solid layout. Both are good picks if the 01 or 09 aren't available.
The 05 and 10 lines also face east with nice views, but they're substantially smaller units. If budget's the priority, they work. If you can stretch, the 01, 09, 06, or 04 deliver more.
6000 Island Blvd (Bella Mare)
Here's what makes Bella Mare special: every line is a flow-through unit. East and west views in every residence. That's not common, most buildings have a mix of flow-through and single-exposure units. Bella Mare doesn't.
The 01 and 08 lines are the standouts, they're corner units with extra wraparound views. But honestly? All the floor plans here are well-designed. There isn't a line I'd tell someone to avoid.
If you're trying to decide between Bella Mare units, the choice usually comes down to floor level and price rather than which line is "better", because they're all genuinely good.
4100 Island Blvd (Bellini)
Bellini only has 68 units, so there aren't as many lines to compare. The 02 and 04 lines are the biggest, if you want maximum square footage in the island's newest building, those are the targets.
Views are comparable from all lines. The building sits well on the island and every unit has strong water exposure. With private elevator access to every residence and 10-foot ceilings, the difference between lines is really about size preference, not view quality.
4000 Island Blvd
06 and 07 lines, best views and best layouts. 4000 is the original tower on the island (built 1985), so the floor plans are more straightforward than some of the newer buildings. These two lines give you the best combination of view exposure and functional living space.
3000 Island Blvd
05 and 06 lines are the picks here. Good Intracoastal views and layouts that work well for both couples and families. 3000 has a sauna and community room that most classic towers don't, one of the more underrated buildings on the island.
2800 Island Blvd
06 and 07 lines, best views and layouts, similar to the 4000 building. Upper floors in these lines get direct Intracoastal and ocean views. 2800 was built in 1991 and has 159 units, a slightly smaller building that feels a bit more intimate than the 275+ unit towers.
2600 Island Blvd (Résidence du Cap)
The 06 line is the king of this building. Flow-through, east and west exposure, with a layout that's as good as anything on the island. This is the unit I bring up first whenever someone's looking at Résidence du Cap.
After the 06, the 01 and 04 lines are the next best. Great views, generous floor plans (remember, every unit here starts at 2,450 sq ft). The 03 line is technically also a flow-through, which is a plus, but all the bedrooms are stacked next to each other rather than split. If bedroom privacy matters to you, go with the 06, 01, or 04 instead.
2000 Island Blvd
07 line is the best overall. Good views, well-designed layout. The 09 line is a flow-through with nice cross-exposure. 02 and 04 are also solid options.
2000 is one of the few classic towers that welcomes large dogs, so if you've got a big breed and want a good floor plan, the 07 or 09 in this building should be on your list.
1000 Island Blvd
The 02 line is the clear winner, best views and the biggest standard units in the building. 1000 Island Blvd has 320 units (the most of any tower), so there's usually good inventory available. The 02 line is where you want to be if you can get it.
How to Use This Guide
Knowing which lines are best is useful, but availability changes constantly. The 01 line in the 7000 building might not have anything on the market right now, but something could pop up next week. That's how Williams Island works, it's a community with over 2,000 residences across nine towers, and the market moves.
