Understanding Williams Island Floor Plans
Williams Island buildings were constructed across three decades (1985–2013). Floor plan design philosophy evolved significantly across this period:
- 1980s towers (4000, 3000): Floor plans reflect the era's preference for enclosed rooms, defined dining rooms, and relatively compact kitchens. Layouts are functional but less open than contemporary design standards.
- 1990s towers (2800, 1000, 2000, 2600, 7000): Larger and more varied floor plan mix, with increasing attention to views. Residences at Résidence du Cap (2600) start at 2,450 sq ft, the entire building is large-format by design.
- 2000s–2010s (Bella Mare, Bellini): Contemporary open layouts, floor-to-ceiling glass, larger balconies. Bellini's floor plans feature 10-foot ceilings standard and private elevator entry, design features absent in the classic towers.
Floor Plans by Building
7000 Villa Marina, 1,580 to 7,700 sq ft
Villa Marina offers the widest floor plan range on the island. Entry-level residences start at approximately 1,580 sq ft (2BR/2BA). Mid-range units run 2,200–3,500 sq ft (2BR/3BA to 3BR/3BA). Upper-floor residences and penthouses reach 5,000–7,700 sq ft with multiple balconies and terraces. Floor lines vary by stack, units on the east side face the Intracoastal and ocean; units on the west face the Bay. Upper floor units on corner stacks offer wraparound water views. 6000 Bella Mare, 1,316 to 4,005 sq ft
Bella Mare's floor plans are all post-2000 in design, open layouts, large balconies, and contemporary kitchen configurations. Entry-level units (approximately 1,316 sq ft) are 2BR/2BA with Intracoastal views. Mid-tier units run 1,800–2,500 sq ft (2BR/2.5BA to 3BR/3BA). 4100 Bellini, 2,235 to 4,955 sq ft
Bellini has no entry-level units. Every residence is large format. Standard residences run 2,235–3,500 sq ft. Select units include private pools or spas. Layout is horizontal (2-3 floors), not vertical, which fundamentally changes the residence experience relative to any high-rise unit.
Mediterranean Village, 1,100 to 1,800 sq ft
Mediterranean Village offers the island's most entry-level townhome floor plans: 1,100–1,800 sq ft across 2BR/2BA and 3BR/2.5BA configurations. Units have private courtyard or patio access. Three separate buildings (3500, 3700, 3900 Island Blvd) offer slightly different unit mixes. This is the island's most accessible price point for a ground-level residence with private outdoor space.
