Buying a condo at Williams Island involves navigating decisions that go well beyond the standard real estate transaction. The community is self-contained and self-governed, each of its 13 buildings has its own condo association, its own rules, and its own character, and choosing the wrong building for your lifestyle is an expensive mistake.
Here's what every buyer should know before making an offer.
Price Ranges by Building Tier
Entry-level classic towers, 1000, 4000, 2000, offer the community's most accessible pricing: 1BR/1BA units under 1,400 sq ft start around $400,000–$600,000. These buildings are the island's oldest (1985–1996) and have the highest unit counts, which keeps inventory relatively available.
Mid-range classic towers, 3000, 2800, offer competitive 2BR/2BA layouts in the 1,500–2,500 sq ft range, typically priced $700,000–$1.3 million. Good views and solid amenity packages without the premium of the western-facing towers.
Premium tower tier, 2600 Résidence du Cap, Villa Marina, Bella Mare, Bellini, all residences are large format (minimum 1,316 sq ft at Bella Mare; minimum 2,235 sq ft at Bellini). Typical trades run $1.2 million to over $5 million for penthouses. These buildings offer the island's best views, newest construction, and most comprehensive amenity packages.
Low-rise communities, Villa Fiora is priced at a scarcity premium reflecting the rarity of 36 private villas; Mediterranean Village offers the community's most accessible price point for a full townhome with private courtyard access.
HOA and Monthly Maintenance Fees
Monthly HOA fees at Williams Island are significant and highly variable. The range:
- Classic towers, smaller units: $1,200–$2,000/month
- Classic towers, larger units: $2,000–$3,500/month
- Premium buildings (Bella Mare, Bellini, Villa Marina): $3,000–$6,000/month for large units
Common inclusions: 24-hour security, common area maintenance, building pool/amenities, and cable TV. Some buildings also include water, trash, and parking. Always request a detailed breakdown from the building's condo association before making an offer, what's included varies materially between buildings.
The Williams Island Club membership and food and beverage minimums are separate from HOA fees. Factor both into your total cost of ownership calculation.
Pet Policies: Building by Building
Pet policies at Williams Island are governed individually by each building's condo association, and they vary significantly:
- Large dogs welcome: Bella Mare, Bellini, 2000 Island Blvd, Villa Fiora, Mediterranean Village
- Pets welcome (owners and renters): Villa Marina, 4000, 3000, 2800, Résidence du Cap, 1000, specific size/breed restrictions may apply
Always verify the current pet policy directly with the building's condo association before closing. Policies can change, and individual unit leases may impose additional restrictions beyond the building rule.
Rental Policies
Williams Island buildings are generally not investment-rental-friendly in the short-term sense. Common rules across most buildings:
- Minimum lease term: 6 months to 1 year (varies by building)
- Association approval required: tenants typically require background check and association board approval
- Short-term rentals prohibited: Airbnb and similar platforms are not permitted in any Williams Island building
If you plan to rent your unit, confirm the specific policy with the building's association before purchasing. Some buildings have rental caps limiting the percentage of units that can be rented at any given time, if the cap is reached, your ability to lease may be restricted.
Parking
Every building at Williams Island includes assigned parking. Typical allocations:
- 1BR units: 1 assigned space
- 2BR units: 1–2 assigned spaces (building-dependent)
- 3BR+ units: 2+ assigned spaces
Guest parking is available throughout the island. Most premium buildings include valet parking in the maintenance fee, Bellini and Villa Marina offer valet and assigned garage parking as standard.
Choosing the Right Building
The decision framework most buyers use at Williams Island:
- Views first: Bay, Intracoastal, and ocean views are only available simultaneously from Villa Marina and Bella Mare on upper western-facing floors. Intracoastal and canal views are available across most buildings. Lake views (Maule Lake) are available from 1000 Island Blvd and 2000 Island Blvd.
- Size requirements: For 3,000+ sq ft, your options are Villa Marina, Bellini, Résidence du Cap, 3000, or Villa Fiora.
- Building age vs. amenities: Newer buildings (Bellini, Bella Mare) offer contemporary finishes and richer amenity packages but at higher prices. Classic towers (1985–1999) are priced lower and retain strong resale value.
- Pet requirements: If you have a large dog, focus your search on Bella Mare, Bellini, 2000, or the low-rise communities.
- Private home experience vs. high-rise: Villa Fiora and Mediterranean Village offer ground-level, private-home living within the gates.
Working with an Agent
Williams Island transactions reward agent experience. Building-by-building nuances, upcoming special assessments, association governance history, view corridor differences between floor lines, unit configuration variations within the same floor plan type, are not visible in MLS data. An agent with multiple closed transactions in the community is a genuine advantage in negotiation and due diligence.
