Williams Island is not a building. It is not a development. It is a private island, 84 acres of manicured waterfront real estate surrounded by the Intracoastal Waterway, Dumbfoundling Bay, Maule Lake, and Little Maule Lake, sitting in Aventura, Florida, 19 miles north of Miami and 11 miles south of Fort Lauderdale.

What Is Williams Island?

Williams Island is a gated, private residential community occupying a man-made peninsula in Aventura, FL 33160. Access is via Island Blvd, a private road with 24-hour security gatehouses at the entrance. Once inside, the island contains 13 residential buildings (nine high-rise towers, two low-rise communities, and two non-residential amenity structures), a private club, a full-service marina, resort pools, 10 tennis courts, a spa, restaurants, and 84 acres of landscaped grounds.

The community is sometimes called "The Florida Riviera", a name given by the original developer, The Trump Group, reflecting the Mediterranean architectural style that defines the island's buildings and landscaping. Barrel-tile roofs, arched loggia entryways, cascading bougainvillea, and a continuous water surround from the entrance canals create a cohesive aesthetic that is unique in South Florida.

Who Built Williams Island?

The land was developed primarily by Julius (Jules) and Edmond (Eddie) Trump, South African-born brothers who founded The Trump Group. Unrelated to Donald Trump, they acquired the property in 1980 for $17.6 million and built most of the community through the 1980s and 1990s. Williams Island has 13 distinct residential addresses, ranging from a 24-story boutique high-rise to a collection of 36 private villas. Each building has its own character, amenity package, and pricing:

  • 7000 Island Blvd (Villa Marina), 32 floors, 299 units, 1,580–7,700 sq ft. The only tower with simultaneous Bay, Intracoastal, and ocean views.
  • 6000 Island Blvd (Bella Mare), 31 floors, 214 units, 1,316–4,005 sq ft. The island's most amenity-rich building, with a poolside bar and sauna.
  • 4100 Island Blvd (Bellini), 24 floors, 68 units, 2,235–4,955 sq ft. The most boutique and newest tower, with private elevator access to every residence.
  • 4000 Island Blvd, 32 floors, 180 units, 1,235–2,884 sq ft. The original first tower, built 1985.
  • 3000 Island Blvd, 32 floors, 181 units, 1,520–4,281 sq ft. Classic tower with sauna and community room.
  • 2800 Island Blvd, 32 floors, 159 units, 1,690–4,410 sq ft. Intracoastal and ocean views.
  • 2600 Island Blvd (Résidence du Cap), 32 floors, 172 units, 2,450–4,930 sq ft. Exclusively large-format residences.
  • 2000 Island Blvd, 32 floors, 275 units, 1,560–4,050 sq ft. Large-dog-friendly; one of the few classic towers that welcomes big breeds.

The Williams Island Club

The private club is arguably Williams Island's most important feature. Available exclusively to island residents and their guests, the Club offers fine dining with waterfront views, a casual café and bar, a grand ballroom, a full-service spa and wellness center, a fitness center, six tennis courts (clay and hard), pickleball courts, children's programming, a business center, and a waterfront terrace overlooking the marina.

The Club is where the island's social life happens. Community events, holiday galas, children's activities, and weekend brunches all take place here. The Marina

Williams Island has a private full-service marina accommodating vessels up to 100 feet. Marina slips are available for purchase or lease by residents. The marina provides direct Intracoastal Waterway access, from which boaters can reach Biscayne Bay and the Atlantic Ocean. Nearly every residential tower on the island includes private marina access as a building amenity.

Price Ranges

As of early 2026, Williams Island has a wide price range. Entry-level condos in older classic towers start around $400,000 to $650,000 for 1BR/1BA units under 1,200 sq ft. Mid-range 2BR/2BA residences in the 1,400 to 2,000 sq ft range typically trade for $700,000 to $1.5 million. Premium buildings, Bellini, Villa Marina, Bella Mare, regularly see transactions above $2 million, with penthouses reaching $5 million or more. The 2025 to 2026 market has shown continued strength, particularly for renovated units in premium buildings.

Williams Island is not on the ocean. The Atlantic is 2 miles east at Sunny Isles Beach. But the community fronts the Intracoastal Waterway, with water views from most residences, and ocean beach access within a very short drive.

Who Lives at Williams Island?

Williams Island has historically attracted Latin American and European buyers alongside domestic buyers from the northeast and midwest. The community is a mix of year-round residents and seasonal residents who arrive in the fall and stay through spring. Many residents are retirees or semi-retired professionals, though families with children are common particularly in the low-rise communities.

Is Williams Island Right for You?

Williams Island is an exceptional fit if you want: a complete, self-contained luxury residential campus with genuine island seclusion; access to a private club, marina, and resort amenities; a waterfront lifestyle on the Intracoastal; and a range of building types (high-rise towers, low-rise villas, Mediterranean townhomes) within a single gated community.

Williams Island is not the right choice if ocean-front beach access is your primary requirement (Sunny Isles Beach is 2 miles away), or if you prefer the energy of a single boutique building in a walkable urban neighborhood.

For most buyers evaluating luxury condos in Aventura and North Miami Beach, Williams Island deserves serious consideration, and usually turns out to be in a category of its own.
