The Club is the social and recreational heart of the community. Located at the waterfront center of the island, it is exclusive to residents and their invited guests: no hotel visitors, no day passes, no outside memberships. Key Club facilities:

In addition to the central marina, virtually every residential tower includes private marina access as a building amenity, dock access and the ability to use small vessels, kayaks, and paddleboards from the building's waterfront area. The combination of building-level waterfront access plus a 100-foot-capable central marina makes Williams Island one of the most accommodating addresses in South Florida for boaters of all kinds.

Security and Transportation

24-hour security is a community-wide standard. Gatehouses at the island entrance are staffed around the clock, and all visitors require resident authorization for access. Building-level security, concierge desks, key fob entry, monitored common areas, operates in parallel.

Courtesy shuttle service is available at most buildings, providing on-island transportation between residences, the Club, the pool complex, and the marina. This is particularly valuable for residents in the towers nearest the entrance (1000, 2000) who may be a 10–15 minute walk from the Club end of the island.

Building-Level Amenities

Every residential building at Williams Island maintains its own amenity suite in addition to the community-wide amenities. Standard building amenities across most towers include:

HOA/maintenance fees at Williams Island vary by building and unit size. Common inclusions:

  • 24-hour security and gatehouse operation

  • Building-level pool and amenity maintenance
  • Cable TV (most buildings)
  • Water and trash (some buildings)
  • Parking (assigned and/or valet, building-dependent)

Monthly fees range from approximately $1,200/month for smaller units in classic towers to $4,000–$6,000/month for large residences in premium buildings.
